Air Conditioning:
-window air conditioners can be installed at tenant's request
-Air Conditioner usage will have a surcharge of $30/unit/month (to cover electricity)...only applies to June/July/Aug/Sept.
-Bedrooms using air conditioning must keep their doors closed to conserve the electricity used anytime the air conditioner is on, and a/c should be turned off completely when tenant is not home.
Gas/Electricity:
-Landlord will pay the rate of $100/tenant/month for electricity/gas/water bills (i.e. 6 tenants, landlord will pay up to $600). This should cover normal utility rates. (Last year’s students kept the windows open and the furnace running full, and this resulted in very high waste of energy.)
-overage is divided and paid for by the tenant(s) equally
-air conditioning surcharges (if any) will be deducted from the total utility amount prior to "dividing" the overage
-Energy-efficient habits should be employed, the goal being that there is no need for an "overage" charge
-Lights/appliances (except fridge) to be turned off when nobody is in the room
Fire Code:
-As required by law, the building is equipped with inter-connecting smoke alarms, co2 detectors, and fire extinguishers
Smoking:
-This is a non-smoking building, smoking may be done Outside (use ashtray please)
Cleaning:
-The tenants must keep the building must be kept in clean (sanitary) and tidy condition
-Cleaning tools (vacuum, brooms, mops) provided by Landlady
-Cleaning materials (paper towels/Windex etc.) to be purchased jointly by the tenants
Noise:
-Tenants are expected to be considerate housemates
-Tenants are expected to be good neighbors (not a lot of noise inside or outside, keep the property clean)
