What service do I get after I pay this rent fee? • Brand new kitchen, Home Depot natural maple cabinets with brand new sink and faucet. • New Stove: Kenmore Electric Range, model: 61512, one 3000 watt oven, self-clean  • New Refrigerator: 19 cube feet Whirlpool Refrigerator, model:82962 19 cube feet Whirlpool Refrigerator, bought from sears on Jul 8, 2007. • New Range hood Fan: Pacific range hood fan, 680 CFM • Washer and dryer • Lighting fixture • Blinds for all windows. • Hydro, water service • Keep room temperature at a comfortable level: Central air and furnace service. • Be quiet and landlord will not bother tenant's life. • Provide 1 driveway parking, 1 street parking. • Landlord will clean the snow on the driveway. • Wireless high speed internet and computer technical service.

4. Do you need lease? No.

5. Do we need to sign any paper work? Yes. I will provide a contract for both parties to sign. 6. How to pay rent fee? Cheque or cash When you start to rent, you have to pay first month+ last month rent fee. Every month, before the end of this month, you are responsible to pay rent fee for next month. If you are late to pay rent fee, start from the new month which you have not paid rent fee, you need to pay late payment fee: $50. If your rent fee is overdue for 10 day, you have to move out my rental apartment within 20 days. 7. In what conditions, landlord has the right to request tenant to move out within 20 days? • Tenant is late to pay renting fee for 10 days. • Tenant does not take care of landlord’s properties, include refrigerator, stove, washer, dryer, range hood fan, lighting fixture, carpet, ceramic tiles. To fix the properties, it will cost more than $100. Tenant is responsible to pay for the repair fee. • Tenant starts to have a dog or cat or other pets in my rental property. • Tenant smokes in my rental property • Tenant has party in my rental property • No drugs. • No booze • Neighbor complains about the noise which tenant produces and after landlord discusses with tenant, he refused to lower the volume. • Tenant produces too laud sound and interference landlord’s life and after landlord discusses with tenant, he refused to lower the volume.

8. What are your rights? • You do not need clean the driveway. • You do not need to do the lawn mower.

9. What are your responsibilities? • You need to keep bedroom, family room, kitchen, sink, stove, refrigerator, laundry room, hallway clean and neat. • Be quiet • Landlord will check the 2 bedrooms apartment 1 time every month. • No Overnight guest. • Take care of landlord’s property • Without landlord’s permission, tenant(s) can not renovate the rental property or install any wires/pipe/duct through the wall or ceiling. • Without the consent of landlord, Tenant(s) can not sublet the rental property.

10. How do I enjoy TV program? • TV cable has been connected to family room, you can call TV company to connect and pay for TV service. As this is a quiet apartment, if you plan to watch TV, please use a wireless headphone.

11. Do I need to take care of lawn and clean the driveway or clean the snow in the winter? • It is not an obligation condition.

12. Please provide 2 to 3 referrals • Yes.

13. Is there any extra fee's that I should know about? • No. As mention before, you only need to pay TV service, if you need to subscribe TV.

14. Is Grass cutting up to the tenant or the landlord? • Landlord is responsible to cut the grass

15. Is this place a shared home? or will it be just one person? • I only rent to 1 person. • you only share laundry room with landlord. • You have Separate entrance from garage.
